Step 1: Set Your Price
Do us all a favor and please IGNORE Zillow’s “Zestimates” (Zestimates are NOT Zactimates!) when pricing your home. Unless you’ve had your head in the sand for the last 6-7 years, you already know that Zillow is a third party NON-real estate company with a disclaimer noting that their information is historically 15% inaccurate. Don’t get me wrong. I love marketing myself on Zillow and Trulia (same company) and making my phone ring all day and night long from people looking to buy and sell! But as a professional real estate resource, the system is flawed in oh, so many ways!
Let’s cut to the chase. If you want an accurate value of your home’s worth, taking into account
4) Market (Buyer’s/Seller’s/Balanced)
5) Absorption Rate
6) Affordability Index
then you’re going to contact me for a no-obligation consultation where we’ll talk about this and help you define an appropriate value. You may choose to utilize my services or try it on your own, no obligation.
If you’re shy or don’t want to bother me (although I really want you to because otherwise, you’re probably bothering someone else and I don’t want that!) then you’re going to fill out an online request like this one. Actually, yes, this one. GET A FREE CMA OF YOUR HOME’S VALUE. Here’s the catch. There isn’t one. You do have to put in your email and phone. I’m busy. I won’t call. I will email you your evaluation though and ask you to call me if you have questions. Not so bad, right?
