Top of the Line Marketing I utilize both the traditional, tried-and-true methods of advertisement, as well as some of the newest electronic programs to get your property information into the homes and offices of the people that matter most. Newspaper Ads I advertise my listings in the Sun Newspapers, southwest zone (covers Berea, Middleburg Heights, Parma, North Royalton, Strongsville, etc. Sun News Online as well as print. I will announce your new listing in the Thursday Plain Dealer, and for each Sunday that you've given me permission to hold your home open to the public. Just Listed Cards: I mail professionally designed and printed postcards with a photo of your home and features to area homes or renters likely to "move up". Just Listed Emails: I have a farm database of no less than 300 buyers who are currently seeking homes and receiving listings from me. Your home's features will be emailed to them along with a virtual tour. Shared information with over 700 local agents: I create a flyer that I distribute to all the agents in my office as well as the other real estate offices here in the area. This way, your property stays at the top of their minds and they have the most up to date information about it. Broker/Agent Open House: Once a week area agents visit new listings. The first Tuesday after your home is on the market, I will invite them and provide a catered lunch to get them in the door. This way your home is more than just information on paper, agents can better describe it to their buyers, and it stays foremost their minds. Public Open Houses With your permission, open houses will be held on Sundays during prime touring hours (1-4 or 2-5). Many agents don't care to work on Sundays, therefor excuse themselves by telling sellers that only 1% of homes are sold through open houses. Stop and think - if this Sunday there are 300 open houses and the buyers are visiting these homes, don't you want to be one of the ones they visit and possibly one of the three SOLD this weekend that was held open? Don't let them tell you open houses just bring new business for the sitting agent. The truth is, most buyers are already working with an agent so there's not a lot of business opportunity there. I hold open houses to add another avenue to getting the buyers to your doorstep. I'm there to sell your home. Period. Harom Homes and eHarmonHomes.com: 74% of buyers shop online for their home. That leaves 26% still shopping through home magazines. The one they prefer is the colorful and free Harmon Homes magazine. And still, eHarmonHomes.com provides that extra resource for the online shoppers! Your home rotate and appear every other week until sold. The Real Estate Book: The smaller, yet just as colorful and attractive free guide is another avenue of getting your home out there. Buyers will actually make a special trip to the grocery store or to the news stands to pick up new issues and check for new homes. Hot Marketer: This is a high-tech computer program that generates catchy, animated advertisements and sends them to the email addresses in my address book. I create these presentations to advertise your home as a new listing, and also to announce updates to the listing. I then send them to all the people I know who are interested in buying, and to all the agents with email in this and surrounding areas. MLS or "Multiple Listing Service": This is the Northern Ohio Regional MLS that all realtors use to gain information on everything on the market at a given time. It includes up to six photos and a virtual tour (if applicable by the agent - and yours will privide!) of a given property plus all the vital stats. It is the most important network of information for agents, sellers, and buyers alike because it is totally comprehensive. The biggest disadvantage to For Sale By Owners is that their home is not part of this system, and therefore most serious buyers won't even know your house is for sale. Over 600 Websites: The MLS system feeds over 600 websitest that prospective buyers shop. As the name says "Multiple Listing Service", the MLS shares ALL listings across the board from company to company, area to area. Your home will be seen no matter where the buyers surf and I'll make sure that your home stands out above the rest! 74% of home buyers start their search online and these internet shoppers turn into serious buyers! My contact information on all of your advertising materials: Many companies encourage, or even insist on placing their phone number on your signs, internet marketing and print media to drive the calls directly to the office where an agent waiting to answer the phone can get buyer leads. It's in your best interest to drive the calls right to me. No other agent knows your home better than your own representative and can point out your home's great features. It's my job to get these inquiring callers into your home - not pick them up from your listing and show them numerous homes competing with yours. www.NEOhioRealty.com: I post all of my listings on my website. One advantage I have over the MLS and RE/MAX websites is that I can post as much information as I want and as many photos as I want. I also post maps of your area, and virtual tours. My site receives as many as 45,000 hits per month, and I am contacted daily by potential buyers through my site. www.MyClevelandHome.com: Another website I have that captures the attention of prospective buyers and sellers likely to sell and move up. Visitors submit information for homes they're searching for in this local area - another great way to get your home in front of them! Showcasing on www.Realtor.com: One of the largest resources that home buyers shop for their new home! Only a handful of agents provide enhancements to their listing through this powerful medium. The difference is, while the other listings provide generic information, I can elaborate on the features of your home, edit photos, announce open houses and highlight your home to make it stand out. The contact information directs viewers right to me, and my job is to sell your home! Virtual Tour of Your Home: I will create a virtual tour of your home's interior and exterior features and put it online for your buyers to walk through. Homes with photos get seen. Homes with virtual tours get noticed and remembered. Customized Marketing Brochures: As well as a sign and box in your yard containing information on your home, customized marketing brochures complete with photos, features, disclosures, area information and financing alternatives will be available for your buyers to pick up and take with them after they've toured your home.
