  Pre-Approval It’s a good idea to be pre-approved for a mortgage before you take any other steps in purchasing a home.
  • Shop confidently knowing you're pre-approved to purchase in the price range you're looking in.
  • Gain leverage with sellers while knowing your own bargaining power.
  Viewing Homes When you are ready to make a purchase, I will select the best homes for you from hundreds. It’s my job to sort the good from the bad.
Time of Offer Writing the Offer Well priced homes go quickly. You'll know when you've found the right one - it's the one that has most or all of the NEEDS and hopefully some of the WANTS on your shopping list! It's priced well and you've gained a knowledge of the market-place. You KNOW what YOU want to offer! We'll go through the data and verify a good offer price. Then, we'll sit down and go over the contract details (about one hour).
  Accepted Offer All parties agree on the terms of the sale, the contract is fully signed, and changes have been initialed. There are still conditions, or contingencies, to the contract that the buyer or seller is under obligation to resolve before the sale becomes firm. For example, contingent on the buyer arranging suitable financing and having inspections completed. There is an agreed upon date at which the contingencies must be removed from the contract, usually 5-10 after the contract date.
  Inspection Any inspections you wish to do should be scheduled immediately after the offer is accepted.
Closing Day Completion On this day your transaction is complete. You will receive the money for your property and the title changes hands. You will receive a call from me as soon as we get the good news from the escrow company.
1-1.5 weeks after Offer is Accepted Contingency Removal An addendum to the contract is signed stating that all conditions to the sale have been removed, and the property is placed in "pending" status.
